Scenic assembled multiple parcels and developed this 3-story institutional quality storage facility on Stewart Rd, the high-traffic east-west thoroughfare on the island. Extensive site work was completed to raise the finished floor elevation above the 100-year flood zone. The property opened its doors for business in August 2021 and was sold in April 2024.

This hotel has been the market leader in Katy since its opening in 2015. Scenic assumed a low-leverage CMBS loan with a below-market fixed interest rate and purchased this at a discount to replacement cost. Scenic is executing a property improvement plan and will hold the property for cash flow.

The property was purchased from an absent landlord at a favorable cap rate to market because of a CMBS loan assumption at low leverage. SPG implemented operating efficiencies and executed a light rehab to correct deferred maintenance issues. The loan was refinanced, and the property was held for cash flow until its sale.

Scenic purchased the historic Sam Houston Hotel from a distressed seller in September 2023 and will implement a full renovation, including all rooms and common areas. The lobby will be activated with the addition of a bar and lounge experience. The renovation is expected to be complete in Q4 2024, in time for the hotel’s 100th anniversary.

Scenic developed the Canopy Austin Downtown, located in the heart of the West 6th Street entertainment district. The hotel has 140 rooms, including five suites, an intimate guest lobby, and a relaxed, open-air courtyard sanctuary that connects to a full-service restaurant and bar. Amenities also include an elevated pool deck with excellent views of the street scene and downtown.
